The project consists of 717,708 gross square feet of a cold shell and core building and 667 space parking structure of which one half level is below grade. The parking structure is within the overall building footprint and is “surrounded” by the leasable areas. The space is designed for commercial office & lab use, B-Occupancy as per Prop. M allocation, 14,500 gross square feet of retail with an assembly area. The project includes 2-12 story high rise towers connected by 3 contiguous common floors at a podium level. Electrical systems include
• Fire Alarm with Two Watt Communication System
• Lutron Quantum Lighting Control
• Electrical Power metering system
• Three Generators- (1) 2.0MW and (2) 1.5 MW
The project is LEED Platinum certified and WELL Gold Core & Shell Certified.
At the midpoint of the design process, the use of this building changed from office space to lab which doubled the service size and loads to the electrical system. Extensive coordination among the owner, design team, GC and key MEP trade partners kept this project on schedule despite the change.
